Frequently Asked Questions

Building with a custom home builder gives you the flexibility to choose any design or idea and make it your own. Double Diamond has a system of formal meetings in place to meet with you throughout the building process, making for a smoother, less stressful build and a beautiful result.

From the time we start, we normally take 6–9 months to complete your home. Factors such as the complexity of your plan and the difficulty of your lot can affect the build time, which we’ll review with you before we start.

We build throughout the greater San Antonio, Boerne, New Braunfels and Texas Hill Country areas. A few of the communities we build in include The Dominion, Fossil Ridge, Terra Mont, Alamo Heights, Terrell Hills, Anaqua Springs Ranch, Cordillera Ranch, The Canyons at Scenic Loop, Estancia, Menger Springs, Stone Creek Ranch, Fair Oaks Ranch, Monteola, Cresta Bella, Cibolo Canyons, Lake McQueeney, Mystic Shores at Canyon Lake, Mountain Springs Ranch, Copper Ridge, Vintage Oaks, Shadow Canyon in Helotes, Stallion Estates, Spring Branch, Canyon Lake and Wild Wind at Garden Ridge.

We have one lot available in McQueeney. Beyond that, we work with Realtors who specialize in land and can help you find property, and we can offer expertise in choosing a lot that fits your vision.

We don’t offer “in-house” financing, but we have arrangements with several local lenders who can handle both your construction loan and your permanent financing needs.

We work regularly with several plan designers and architects, depending on the style of home you want to build, or we can work with your architect. If you already have plans and want us to provide a bid, we can do that as well.

As a true custom home builder, we’re happy to accommodate requests for any special materials or amenities. Our only requirement is that it’s structurally sound.

We’re a turnkey builder, which means we detail the specifications of all the work in the contract. We typically present the bid as a lump-sum contract in which the builder takes on the risk for theft, price increases, and the like: this becomes your “drive-out” price. We generally include allowances for items such as tile, light fixtures and plumbing so you have a realistic budget to select from after the contract is signed.

An Insulated Concrete Form (ICF) is a hollow block of polystyrene stacked much like Lego blocks, then filled with rebar and concrete. It’s important that your builder is experienced with ICF construction, as structural details differ considerably from traditional framing. ICF homes can be built in any architectural style and finished out like a wood-framed home, but it’s what you don’t see that makes the difference: they can withstand winds up to 200 mph, carry fire ratings up to 4 hours, reach R-values of R-22 to R-30, and provide energy savings of 50–80%. Double Diamond is an experienced ICF builder.

We offer the most complete warranty package available: a 10-year structural warranty from a third-party provider, two years of coverage on mechanicals, and a one-year warranty on all workmanship after completion.
