The Building Process

      Building a new home can be overwhelming; however, it doesn’t need to be.  Following these few steps will take some of the guess work out of what happens as we embark on a very exciting journey.  We believe that preparation, planning,and  great communication will ultimately ensure that we exceed your expectations and allow you to “Discover the Double Diamond Difference!”


1. Initial meeting
The purpose is to meet each other, discuss your vision and budget and to begin defining expectations.
2. Site visit
The next step would be to meet at your lot, if you have one.  If you need assistance locating a lot, we can help with that too.  Sites have various attributes that should be taken into consideration when designing your home.  Understanding your vision will better allow us to get creative with the characteristics of the land to create an ideal environment for you and your family.
3. Preliminary plan design
Whether you elect to start with an existing plan or create a new design, we are here to guide you in the right direction  We work with architect designers that specialize in various styles so we are confident that we can accommodate any vision.  And if you already have plans designed, we would be happy to bid those for you as well.
4. Preliminary estimate
Once a preliminary design has been established, we will visit on a preliminary set of specifications.  Having these 2 items will allow us to provide an estimate to ensure that we are on the right track.  This is also a great time to start the process with your lender if you have not done so already.
5. Final plans
With confirmation that we are indeed on the right track, we will proceed with the final plans.  There will be several opportunities to review and edit.  At plan completion, the specifications will be updated and a final price will be presented.
6. Construction Contract
With all of the necessary components complete, we are ready to proceed with the construction contract. Copies of the executed contract, plans and specifications will then be sent to your lender.  Internal workings such as engineering and permits will also be included. As soon as your loan is in place, we are ready to begin construction on your new custom home!
