How We Build -- How To Get Started

At Double Diamond Custom Homes, we feel there are nine effective steps in building a custom home. They are:

1. To select a lot on which to build your new house. Double Diamond Custom Homes can assist in finding a lot for you if assistance is needed. If you already have a lot secured, we will schedule a meeting with you to walk the lot. It is important to design the house to the lot from the beginning. If you have a plot plan showing building setbacks, easements, etc., it would be beneficial to have this at the first meeting.

2. The next step is to design a house that will meet all of your expectations. Our philosophy is to get your input upfront so we can sculpt the house to your lifestyle and budget. Any pictures you might have or addresses of houses that you like are a great way for you to express to us what ideas or visions you have of your house.

3. A preliminary drawing is made for you to view at the next meeting. We will work to refine this drawing until it meets your vision.

4. Once the floor plan layout has taken shape, our architect will transfer the layout to a full ¼" scale blueprint with a front elevation.

5. After reviewing the floor plans together and making any necessary changes, a deposit will be required to proceed with the design process.

6. Specifications and a price estimate will be presented together. Once these are satisfactory, then the plans will be paid for at this time. The charge for the plans varies depending on the size of the house, and can be integrated into the cost of your home if a contract is signed with Double Diamond Custom Homes.

7. Once you have a good estimate on the cost of the home, you should begin talking to a lender about the construction and permanent financing of your home. You should also have a title company lined up for the title insurance on your property.

8. The final set of plans will be printed and a contract will be signed after a final review by the builder (and possibly the homeowners association). We will require earnest money at the time of contract signing which will be refunded to you at your final closing on the house or can be applied to the cost of the home. 9. After the contract is signed, Double Diamond Custom Homes will begin preparing for your new home as far as engineering permits and paperwork. Once your interim construction loan is in place, the construction of your new home will begin.
